Contractor Calculator

Enter your contract rate and your IR35 status to see what you would actually take home. The calculator shows your gross annual revenue, the total tax and National Insurance in pounds and as a percentage of your company revenue, and your net annual and monthly income.

If you are working outside IR35, the figures are modelled through your own limited company: a director’s salary at the personal allowance with all remaining post-tax profit taken as dividends. If you are inside IR35, they are modelled through an umbrella company, where employer’s National Insurance and the Apprenticeship Levy come out of your assignment rate before you are paid.

Figures use 2026/27 rates and assume 5 days a week for 44 weeks a year. They are an illustration, not tax advice.

When you are ready to borrow, our contractor mortgage specialists can tell you which lenders will annualise your day rate in full.

Illustration only, based on 2026/27 rates for England, Wales and Northern Ireland. The limited company model assumes a single director taking a £12,570 salary with all remaining post-tax profit paid as dividends, and no Employment Allowance (not available to single-director companies). The umbrella model assumes employer’s National Insurance and the 0.5% Apprenticeship Levy are deducted from the assignment rate, with holiday pay rolled up. It excludes accountancy fees, business expenses, pension contributions, student loan repayments, the Scottish rates of income tax, VAT and the Flat Rate Scheme. Speak to a qualified accountant before acting on these figures.

Get Your Day Rate Working Harder

Contractor income is assessed very differently from lender to lender. Some will annualise your day rate in full, others will only look at your salary and dividends – and the difference can be well over a hundred thousand pounds of borrowing.

Leave your details and one of our specialists will review your contract, your IR35 status and your trading history, and tell you which lenders will treat your income properly.
