No broker is infallible – and the ones who pretend otherwise tend to be the ones clients eventually stop trusting. Amar Dhanota, co-founder of London FS, spoke candidly to Mortgage Introducer about a real-world mistake that tested her professional mettle, and what she took from it.

The case involved a long-standing portfolio landlord client looking to refinance three multi-unit freehold blocks simultaneously. All the groundwork had been done, but Amar had assumed the individual units all met the minimum size threshold required by the lender she had chosen – an assumption that turned out to be wrong. When the agreement in principle came back declined, the best alternative rate came with significantly higher costs. Thanks to a strong relationship with the lender, she was able to get the cases agreed by exception, but she made a deliberate choice to tell the client exactly what had happened. That experience shaped how she works today. She now maintains a detailed word document checklist that she updates and cross-references for every case, precisely to minimise the risk of a similar oversight. But her broader message to the profession is less about systems and more about character. When something goes wrong, she believes the only right response is to own it and find a solution. Clients may forgive an error – but they rarely forget dishonesty about one.
