Stamp Duty Calculator for Non UK Residents
If you are classed as a non UK resident, a higher rate of stamp duty land tax may apply when purchasing residential property in England or Northern Ireland. In most cases, non UK residents are subject to an additional 2 percent surcharge on top of the standard SDLT rates. For SDLT purposes, non UK resident status is generally determined by whether you have spent fewer than 183 days in the UK during the 12 month period leading up to the purchase.
Non UK Resident SDLT Calculator
Our calculator provides an indication of the stamp duty that may apply to non UK resident purchases in England and Northern Ireland and reflects the SDLT rules and thresholds in place from 1 April 2025. Please note that the figures shown are for guidance only. SDLT can be affected by a range of factors and the final amount payable will depend on the details of the transaction and your individual circumstances.
The calculation includes the 2 percent non UK resident surcharge, which is added to the applicable SDLT rates. The only exception is where the zero rate threshold applies to certain additional property purchases below £40,000.
