Mortgage rates in August 2026: what’s actually changed
The Bank of England’s Monetary Policy Committee held Bank Rate at 3.75% on 30 July, in line with
expectations, but the vote itself told the more interesting story: three members pushed for an immediate
rise, up from two at the previous meeting.
Fixed rates are priced from swap rates, not the base rate alone — which is why the lowest deals on
the market keep moving even when the Bank doesn’t.
